What’s involved in selling my property through your service?
We would initially meet at your home to discuss your motivations for the sale, how to maximise your property’s value, its presentation and marketing and which estate agent would be best to sell your type of property. Once appointed, we will liaise with the agreed estate agent and assist with the launch of the property onto the open market. Throughout this process, we will stay in regular contact with the estate agent, solicitors and you to ensure the sale progresses smoothly to exchange of contracts. We pride ourselves on our client service and work with you every step of the way.

How does your business fit into the selling process?
We liaise between you and your chosen estate agent, to ensure your sale progresses and remains on track. Understandably, homeowners often want to know what is happening with their property sale and don’t always receive the client service they deserve.

An estate agent, by nature, is often time poor and falls short of delivering the personal contact their clients want. We aim to fill this gap and to give the vendor the time that they need and guide them through what can be a demanding process. In turn, we support the estate agent, by looking after your needs, whilst they concentrate on what they are good at – selling!

Who do you act for?
We act on behalf of the house seller or the vendor. A house can be one of your most important assets, so it makes sense to have an independent professional advising you.

Don’t all estate agents stay in touch?
Each agent is different. From personal experience, you will find that contact can vary from every two weeks, to every two months and sometimes never! Through our service, you can be assured of regular contact and always being kept informed of how your sale is progressing.

How do you differ from an estate agent?
We act exclusively on behalf of the vendor, through weekly management of the estate agent and orchestrating the sale, whilst regularly reporting back. We ensure that the sale is having the maximum impact in the open market. An estate agent liaises between both homeowners and the buyers on their database.

How and when do you get paid?
As a homeowner, you do not pay us directly for our services. We are paid out of the appointed estate agent’s standard commission rate.

Can you guarantee confidentiality?
Absolutely. Client confidentiality is of paramount importance to us, so we always act in the strictest confidence.

Which areas of the UK do you cover?
Our offices are based in Harrogate, North Yorkshire and Marylebone, central London. We primarily concentrate on these and surrounding areas. With our extensive contacts, we also cover the Home Counties including Kent, Surrey, Sussex and Berkshire.

We cover key areas in North and West Yorkshire, which is often referred to as the “Golden Triangle”. These include central Harrogate, The Duchy, Nidderdale, York, Leeds, Ilkley and Wetherby.

In London, private clients and investors tend to concentrate on Chelsea, Notting Hill, South Kensington, Mayfair, Knightsbridge, St James’, Primrose Hill, Islington, Marylebone, Regents Park, Holland Park, Canary Wharf, Maida Vale, St John’s Wood, Chelsea, Fulham, Hampstead, Ealing, Battersea, Stoke Newington, Bethnal Green, Earls Court, Hackney, Finsbury Park, Newham and East London.
