    Initially we will clarify your needs by discussing your property search in more detail. Once we understand your motivations, we can be instructed to take matters further and undertake a full on and off-market search. We then critically evaluate properties on your behalf, narrow our search, identify a small selection of properties and view them with you.

    Once you have shortlisted the property you would like to secure, we will negotiate the best terms on your behalf and progress to exchange of contracts as soon as possible. We have strong relationships with many selling agents, so we are able to gain access to pre-market properties.

Because we are not emotionally involved, we concentrate on the facts, offer our guidance and expert opinion. Each report will include a full property description, selection of photographs, pros and cons based on your wish list, thoughts on the guide price, decorative order, vendor’s situation, neighbouring properties, information on the immediate location, local facilities and recommended next steps, amongst other specifics.

Will you view properties with me?
Yes, without question. By doing this we can discuss all aspects of the property with you, the positives, any negatives and realistic conclusions. By being specific from the outset, we aim to show you only properties that are going to be of direct interest. This avoids wasting your time on unsuitable property viewings.

Does your service help me to negotiate, as well as find a property?
Yes, we offer a complete property sourcing and buying service. Initially, we will meet with you and discuss your requirements in detail. Once appointed, we will undertake a proactive search on your behalf and accompany you on all viewings. When a suitable property has been found, we will advise you on the strategy and offer level to make. We will negotiate the best terms for you and ensure that you are seen as the preferred purchaser. Once solicitors have been instructed, we will work with them to ensure that we smoothly reach exchange of contracts.

We take great pride in our client service. Throughout the process and after completion, we can independently suggest suitable third party professionals or tradesmen. How do you differ from estate agents?
We only work for our retained clients. When purchasing a property, we negotiate the best terms for them and advise on potential pitfalls during the process. Estate agents act solely for sellers and homeowners to achieve the best terms for them and are paid by them.

Why don’t I just look online and register with local estate agents?

Vendors sometimes approach us directly to see if we have a suitable client for their house. Selling agents know that we represent the best buyers in the market, so they will keep us informed of all opportunities.

How and when do you get paid?
A new client pays us a nominal upfront, retained client deposit. Upon completion, we are paid a percentage of the purchase price and fully refund the deposit.

Can you guarantee confidentiality?
Absolutely. Client confidentiality is of paramount importance to us, so we always act in the strictest confidence.

Which areas of the UK do you cover?
Our offices are based in Harrogate, North Yorkshire and Marylebone, central London. We primarily concentrate on these and surrounding areas. With our extensive contacts, we also cover the Home Counties including Kent, Surrey, Sussex and Berkshire.

We cover key areas in North and West Yorkshire, which is often referred to as the “Golden Triangle”. These include central Harrogate, The Duchy, Nidderdale, York, Leeds, Ilkley and Wetherby.
