Why don’t I just look online and register with local estate agents?

With so many estate agents and online property websites, you could spend excessive time sending emails, making calls or personal visits to all the local estate agents, without getting very far.

Highly desirable properties often sell before coming onto the open market and you may not hear about them, unless you have the right contacts or actually work in the industry. Buying a property is one of your most important life purchases. It therefore makes sense to seek some independent, professional advice. I have relationships with the best local estate agents, having built up a highly regarded reputation over the last 15 years. I can arrange early access to even the most desirable of properties and ensure that you are taken seriously as a purchaser.

How do you differ from estate agents?

I only work for my retained clients. When purchasing a property, I negotiate the best terms for them and advise on potential pitfalls during the process. Estate agents act solely for sellers and homeowners to achieve the best terms for them and are paid by them.

Does your service help me to negotiate, as well as find a property?

Yes, I offer a complete property sourcing and buying service. Initially, I will meet with you and discuss your requirements in detail. Once appointed, I will undertake a proactive search on your behalf and accompany you on all viewings. When a suitable property has been found, I will advise you on the strategy and offer level to make. I will negotiate the best terms for you and ensure that you are seen as the preferred purchaser. Once solicitors have been instructed, I will work with them to oversee that we smoothly reach exchange of contracts.

I take great pride in my client service. Throughout the process and after completion, I can independently suggest suitable third party professionals or tradesmen. Whether you need a plumber or a planning consultant to create an extension, our contacts across all sectors, can prove invaluable. I never receive anything for putting their names forward. Will you view properties with me?

Yes, without question. By doing this I can discuss all aspects of the property with you, the positives, any negatives and realistic conclusions. By being specific from the outset, I aim to show you only properties that are going to be of direct interest. This avoids wasting your time on unsuitable property viewings.

Which areas of the UK do you cover?

My offices are based in Harrogate, North Yorkshire and Mayfair, central London. I primarily concentrate on these and surrounding areas. With my extensive contacts, I also cover the Home Counties including Kent, Surrey, Sussex and Berkshire.

I cover key areas in North and West Yorkshire, which is often referred to as the “Golden Triangle”. These include central Harrogate, The Duchy, Nidderdale, York, Leeds, Ilkley and Wetherby.

Can you guarantee confidentiality?

Absolutely. Client confidentiality is of paramount importance to me, so I always act in the strictest confidence.

How and when do you get paid?

A new client pays me a nominal upfront, retained client deposit. Upon completion, I am paid a percentage of the purchase price and fully refund the retained client deposit.

How do you gain access to the private market?

I have an excellent rapport with estate agents and professional contacts within the property sector. This means I often hear about properties before they become available on the open market. Vendors sometimes approach me directly to see if I have a suitable client for their house. Selling agents know that I represent the best buyers in the market, so they will keep me informed of all opportunities.
